Smaller Thai cities attract expats seeking low rents and authentic life

PHAYAO, THAILAND – A new map of expatriate living is forming across Thailand in 2025 as rising rents in Bangkok, Chiang Mai and Phuket push foreign residents toward lesser-known towns such as Phayao, Chiang Dao, and Chumphon, where monthly housing costs can fall below 8,000 baht (US$210).

Shifting geography of affordable living

Data from 2025 show a sharp rise in urban housing prices. A one-bedroom apartment in Bangkok costs around 29,800 baht (US$815), while similar spaces in Phayao rent for as low as 8,000 baht. In Chiang Mai, monthly costs average 15,000 baht (US$410), nearly double those found in nearby Phayao province.

More than 3.5 million foreigners live in Bangkok, forming the world’s largest expatriate community. The demand raises real estate costs, prompting digital nomads and long-term residents to relocate toward smaller provinces offering improved value.

Northern towns lead the quiet shift

Phayao sits beside its artificial lake, Kwan Phayao, and draws attention for panoramic sunsets across the water. Apartments rent between 5,000 and 8,000 baht, roughly 130–210 euros. Chiang Dao, known as the “City of Stars,” lies at the foothills of Doi Chiang Dao and features a 12-kilometre cave system, hot springs, and street markets with local food.

Southern and northeastern options

On Koh Chang island, full monthly living expenses average 36,700 baht (US$1,000), among the cheapest island options in Thailand. Roads wind through forested terrain connecting the Lonely Beach and Klong Koi Beach areas.

Inland, Sukhothai, the first Thai capital and a UNESCO World Heritage Site, offers rooms from 25,700 baht (US$700). The Sukhothai Historical Park contains centuries-old temples visitable by bicycle amid rice fields and ponds.

Low-cost corners inside Bangkok

Even within Bangkok, districts such as Lat Phrao, Bang Na, and Ramkhamhaeng still show moderate rents:

In smaller cities such as Phayao or Sukhothai, hospitals provide basic care, and travellers often visit major centres for complex treatments.
