What “bad concrete” meant for homeowners

Across Thailand, foreign residents who built or renovated homes repeatedly reported the same problem: concrete surfaces that began to disintegrate within weeks. Dusty top layers, exposed aggregate and cracks appeared even though the supplier insisted the work had been carried out correctly. Online forums from Surat Thani to Chiang Mai were filled with similar accounts of botched mix ratios, missing delivery slips and reluctance to confront contractors directly.

In most cases, the technical cause of the failure was simple: too little cement compared with stone and sand. Cement was the most expensive component of the mix and was therefore the first thing some small batching operators tried to save on. The result was an extremely lean concrete in which the aggregate lay almost loose, with too little binder to hold it together.

In Thai construction practice, contractors widely used so‑called “Blue Metal” – crushed basalt or granite – as aggregate. In a correct mix, this stone formed the load‑bearing skeleton, while cement paste and fine sand filled the voids and bonded everything. When the cement paste was missing, the stones lay like loose gravel and the weakness became visible as soon as rainwater hit the surface and washed the material away.

Choosing the right KSC class – and why the slip mattered

Concrete in Thailand was classified by KSC (kilogram‑force per square centimetre). Anyone who simply ordered “concrete” received whatever the supplier had available or what delivered the highest margin. Guidance for private outdoor areas suggested KSC 180 for lightly loaded walkways and small courtyards, at least KSC 180–210 for driveways used by cars and pickup trucks, and KSC 240 for those who wanted an extra safety margin.

For retaining walls, foundations and load‑bearing structures, KSC 280 or higher was recommended. Large providers such as CPAC, a subsidiary of SCG, delivered certified ready‑mix in these classes and issued a delivery note with each load specifying the composition. This document was described as more than bureaucracy: it was the only proof that the ordered quality had actually been supplied.

Local one‑truck mixers on site were often unable to provide such documentation. That alone did not automatically mean poor quality, but it significantly increased the risk when no external control existed. Homeowners who accepted a load without a delivery slip frequently found themselves unable to verify what had been poured once defects appeared.

Language barriers added risk on building sites

In German‑speaking countries, clients could talk directly to the concrete truck driver if something seemed wrong. On Thai sites, this was far more difficult. Most construction workers and drivers spoke no English, and many did not even use Central Thai but only their regional dialect. Instructions got lost, misunderstandings multiplied and, in the end, nobody was sure what had actually been ordered.

The proposed solution was preparation rather than more English. A written order in Thai specifying the KSC class, layer thickness and the obligation to provide a delivery note significantly reduced the risk. Such documents could be prepared online or drafted by a local architect or consultant. A bilingual checklist handed to the supplier at the start of the job was described as another practical tool.

Key Thai terms and on‑site mistakes

Homeowners were advised to learn a few crucial Thai expressions when ordering concrete. Helpful terms included คอนกรีต (Khon‑Kreet) for concrete, กำลังอัด (Gamlang At) for compressive strength and ใบส่งของ (Bai Song Khong) for delivery note. The desired KSC value was spoken directly, for example “KSC song roi si sip” for 240. Knowing or writing down these phrases signalled to the supplier that the customer understood the basics of the product.

Even more important than ordering correctly was supervising the pour itself. A frequent error by workers on site was to add water to the mix without approval so the concrete would flow more easily. While this made placing the material simpler, every additional litre of water diluted the cement paste and weakened the final surface. Those present during the pour could prevent this; those absent ran a high risk of exactly this kind of corner‑cutting.

Climate effects and the need for curing

Thailand’s climate presented an additional challenge for concrete. During the dry season, especially between February and April, water in fresh concrete evaporated so quickly that the cement barely had time to hydrate properly. The surface dried too fast, before the crystal structure could form, leaving a dusty, soft layer known as surface burning.

This could occur even when the mix itself was correct if no one monitored curing. The recommended countermeasure was to keep fresh concrete moist. For the first seven days after pouring, the surface should be wetted at least twice daily with gentle water from a watering can or low‑pressure hose rather than a strong jet. Covering with plastic sheeting or jute sacks helped retain moisture, and for projects in peak summer, early‑morning pours were advised.

One Surat Thani driveway highlighted a wider problem

A driveway project in Surat Thani in February 2026 illustrated how material quality alone could determine success or failure. Two concrete slabs were cast under identical conditions: same sub‑base, same weather and same time of day. The mix supplied by a local small‑scale operator began to shed sand, while the slab from a larger supplier remained smooth and solid.

Observers pointed to this side‑by‑side result as clear evidence of material failure rather than user error. Small batching operators without systematic quality control could save on cement for private customers because almost nobody checked the mix. Public works such as nearby road projects, by contrast, were subject to more frequent inspections, leaving less room for manipulation.

This was not framed as a blanket accusation against all local suppliers but as a structural issue in the market. It underlined why the delivery note was considered critical for any homeowner wanting to hold a supplier accountable for the promised KSC class.

When the concrete was already failing

Homeowners facing a disintegrating driveway were presented with three basic options: demolition, surface treatment or repair mortar. The choice depended on the condition of the existing slab and the available height relative to thresholds and drainage.

Under “Option 1: Complete demolition”, all defective concrete was to be broken up and removed. Disposal in Thailand was comparatively inexpensive, but the work was noisy, dusty and labour‑intensive. The advantage was a fresh start on a stable base with a correctly specified order, avoiding the risk that any new layer would simply inherit the weakness of what lay beneath.

Repair mortars and over‑concreting limits

“Option 2: Repair mortar (screed)” was suggested if the base was still relatively sound and the height situation allowed an additional layer. The loose surface had to be completely removed with a pressure washer and wire brush, followed by a bonding agent and then the mortar. The recommendation was not to use standard cement mortar but polymer‑modified repair mortar.

In Thailand, products from Sika and Lanko were mentioned, including Lanko 731 Structure Repair for layers up to 35 millimetres. In provincial areas, these materials often had to be ordered in advance. Applied correctly, such mortars could restore a durable top layer without removing the entire slab.

“Option 3: Over‑concreting” – pouring a new concrete layer on top of the bad one – was described as tempting but often impractical. Where the driveway was already at its planned finished height, an extra 8–10 centimetres would raise levels, create drainage issues or introduce unwanted steps. Those who nevertheless chose this route were advised to roughen the existing surface, apply a bonding layer and reinforce the new concrete; without these steps, the new layer would not adhere reliably.

Claims, contracts and culture in Thailand

The legal framework in Thailand was clear. The Civil and Commercial Code, Section 600, obliged contractors to remedy defects: one year for simple works and five years for buildings connected to land. A driveway that broke apart did not fulfil its contractually owed purpose. In addition, anyone who fraudulently concealed a defect could not rely on limitation periods.

Defect claims had to be filed within one year of discovering the problem. However, lengthy civil proceedings were rarely economical when the disputed amount was between 10,000 and 30,000 baht. The recommended approach was therefore direct but polite confrontation. The contractor was invited to inspect the damage in person, supported by clear photos and, if available, the delivery note as a comparison document.

Many local firms reportedly reacted to such personal contact, especially when they realised the customer was well informed. Cultural sensitivity played an important role. The Thai concept of Kreng Jai, a deep reluctance to direct confrontation, shaped everyday interactions. Rather than demanding apologies, experts advised offering a face‑saving solution, such as asking the contractor to cover the cost of repair materials.

Preventing failures before the pour

The guidance stressed that the most effective protective measures had to be taken before the first truck arrived. Homeowners were urged to specify the KSC class in writing, insist on a delivery note, be present during pouring, forbid any additional water and keep the surface moist twice daily for the first week. Those who neglected these points often ended up paying twice: once for the initial job, and again for repairs.

For larger projects such as house floors, foundations and terraces, the extra cost of certified ready‑mix from companies like CPAC or Namhen was described as worthwhile. The price difference compared with small local mixers was often only a few hundred baht per cubic metre. At an exchange rate of roughly 37–38 baht per euro in spring 2026, this amounted to just a few euros per load, small compared with the cost of demolition and re‑concreting.

Information on reputable construction services and property advice in Thailand was available from specialised real‑estate consultancies. These sources could also assist in drafting Thai‑language orders and checklists.

Immediate steps for affected owners

Homeowners already facing a crumbling surface were advised to start with documentation. They should take many photographs, including dates, to form the basis of any complaint and later proof of repairs. The next step was to contact the supplier calmly, presenting clear evidence of the defects.

At the same time, a construction professional should be brought in to assess the condition of the sub‑base and the existing slab. This expert would determine whether repair mortar would suffice or whether full demolition was unavoidable. Any repair without such an assessment was described as a blind gamble.

For those still at the planning stage, the checklist remained simple: written order, specified KSC class, mandatory delivery note, presence during the pour, explicit ban on extra water and twice‑daily moistening for the first seven days. According to the guidance, these six measures did not cost any additional baht but could decide whether a driveway still looked intact ten years after completion.
