Six Bangkok Areas Seen as Rising Housing Hubs

Property platform highlights districts with strong rail links and room for price growth

BANGKOK, THAILAND – Six residential areas in Bangkok were gaining prominence as key housing locations due to direct access to electric rail lines and major business districts, according to a leading property agency.

Platform points to rail access and price potential

The platform The Best Property, which aggregated thousands of property listings, saw these districts as offering advantages for commuters and potential for price increases. Short travel times to workplaces and a growing number of infrastructure projects were described as decisive factors.

The agency summarised that all six locations provided attractive prospects for both owner-occupiers and investors because of their transport links and existing facilities.

Bang Na: Eastern business hub near airport

Bang Na had long been regarded as one of the city’s most closely watched districts, with development continuing, driven by Bangkok’s eastern expansion and several large-scale projects. The area was connected via the BTS Green Line, the Bang Na–Trat highway, the Motorway and the Burapha Withi Expressway, and lay close to Suvarnabhumi Airport, facilitating domestic and international travel.

According to The Best Property, Bang Na was particularly attractive for working commuters who travelled frequently, young families near established communities and international schools, and investors seeking good rental demand and medium-term value appreciation.

Srinakarin: Affordable option near Sukhumvit

Srinakarin was located not far from the popular Thong Lo–Ekkamai areas but remained significantly cheaper. Travel time to these inner-city neighbourhoods was around 15 minutes, according to the agency.

Since the Yellow Line MRT began operating, the connection from Lat Phrao to Srinakarin had become much easier, with a quick transfer at Samrong station to the BTS Green Line. Shopping centres, hospitals and schools were already in place.

Despite the favourable location, prices still remained below those in Bang Na, On Nut or Sukhumvit, in the platform’s assessment.

Rangsit: Growing university-linked suburb

Rangsit had developed from a purely suburban area into a lively, well-connected zone with universities, workplaces, shopping centres and restaurants, while property prices stayed comparatively accessible. The area was linked by the SRT Red Line to Rangsit, the Tollway and key roads such as Phahonyothin Road and Vibhavadi-Rangsit Road.

According to The Best Property, buyers could still find townhouses or detached houses in the 2–4 million baht range. The agency saw further potential for value increases if additional rail lines were extended into the area.

Bang Yai: Expansion along the Purple Line

Bang Yai benefited from the Purple Line MRT, which offered a direct connection to Tao Poon and quick transfers into the wider MRT and BTS networks. The district already had extensive infrastructure, including shopping centres, hospitals, markets, schools and large community centres.

Via the Si Rat Expressway–Outer Ring Road, several routes led into the inner city, such as through Vibhavadi–Ratchada or the Phutthamonthon–Borommaratchachonnani corridor. According to the platform, houses there generally cost 2–5 million baht.

Don Mueang: Established community by the airport

The Don Mueang area offered what the agency described as a good mix of proximity to the airport and a mature neighbourhood, with prices still comparatively affordable. Key connections included Don Mueang Airport, the SRT Red Line section between Bang Sue and Rangsit, the Utraphimuk Tollway, Vibhavadi-Rangsit Road and Phahonyothin Road.

Within reach were workplaces, schools, hospitals, the Chaeng Watthana government complex and logistics companies, supporting demand for housing in the area.

Phahonyothin: Transit node with green spaces

The Phahonyothin area was tightly connected to the urban rail network via BTS Mo Chit and MRT Phahonyothin stations. Several major roads intersected here, including Vibhavadi-Rangsit, Lat Phrao, Ratchayothin and Kamphaeng Phet Road.

Nearby were Chatuchak Park and Rot Fai Park, described as important central green spaces that particularly appealed to health-conscious residents focused on running, sports and relaxation. Shopping centres, schools and office buildings completed the local offering.

Outlook for Bangkok’s next hotspot

The agency noted that many of today’s premium neighbourhoods had once started as fringe locations before turning into hotspots. It raised the question of which of these districts would truly take off in the coming years and which might remain more of a promise than a reality for buyers, renters or those choosing to wait.
